Construction work on the new serviced apartment property by KAPPE Projektentwicklung GmbH began at Kaiserstrasse 10 in Braunschweig in early 2025. The shell of the building was completed in May, and interior work is now in full swing. The project is scheduled for completion by mid-2026 at the latest.

The approximately 2,000 m² site is located in a central yet quiet area of Braunschweig, not far from the city center and Inselwall Park. The modern new building comprises four full floors and a penthouse floor with 74 serviced apartments and two rental apartments. The fully furnished serviced apartments are specially designed for business and private travelers and consist of one to two rooms ranging in size from 21 to 39 m², along with a lounge in the entrance area, a communal roof terrace, and green outdoor areas. Almost all apartments have a loggia, terrace, or roof terrace, are fully equipped, and are therefore ready for immediate occupancy.

The building will be handed over fully let with a long-term lease agreement with the serviced apartment operator Limehome from Munich. Limehome will offer flexibly bookable designer apartments in a prime location in the business and research hub of Braunschweig, with digitally controlled guest travel, cleaning service, and round-the-clock customer support. With over 11,000 apartments and new investment projects, Limehome is one of the leading providers of digitalized serviced apartments in Europe.

The rental period is limited to a maximum of six months, which gives the apartments a high degree of flexibility and ensures continuous demand. The two rental apartments offer additional living space in a sought-after location and have also already been rented out upon completion.

A particular highlight of the project is its sustainable construction. The building will be constructed as an Efficiency House 40 and meets the criteria of EU taxonomy and ESG compliance. A photovoltaic system on the roof ensures environmentally friendly energy generation, and the green roof and facade contribute to improving the microclimate. Parking spaces for bicycles and e-scooters as well as car parking spaces, some of which are pre-equipped for e-mobility, complete the offering. In addition, the new building will be certified by BREEAM and will receive the Green Building Certificate “Excellent.”

Braunschweig as a center of science and innovation

With around 250,000 inhabitants, Braunschweig is the second-largest city in Lower Saxony and one of the most important economic centers in the state.
